Summary:

Our team is looking for a Maintenance Technician II who is passionate about the Mission of Greenacres and our values. They will be dependable, willing to learn, mechanically inclined, a team player, and capable of working independently with little supervision. The Maintenance Technician III will be responsible for maintaining facilities and equipment in accordance with the overall scope of the Greenacres Mission.

Responsibilities:
  • Manage requests with professionalism and patience and a "How can I help" attitude
  • Mentoring a team of Maintenance Technicians on daily maintenance operations with a focus on achieving efficiently run maintenance projects and operational functions
  • Developing and ensuring compliance with maintenance programs
  • Performing preventative maintenance and repairs on equipment
  • Accurately documenting and completing service requests on a daily basis
  • Conducting building inspections and necessary repairs
  • Working with outside contractors

Diagnosing and performing routine to difficult maintenance repairs including:
  • Electrical work: Replacing outlets and fixtures, running new circuits, trouble shooting of electrical equipment, circuits, interior and exterior low voltage lighting, replacing ballast and light bulbs
  • Flooring: Replacing tile floors, replacement of vinyl flooring, refinishing wood floors
  • Locksmith: Repair or replacement of locks, hinges, closers, on doors and windows
  • Painting: Interior and exterior wood, metal, patching, prepping walls and ceilings
  • Plumbing: Repairing leaks, repair or replacement of faucets, toilets, sinks, disposals, water heaters
  • Carpentry/Wood working: refinishing or replacement of wood trim, baseboards, trimming doors, handrails repair and installation. Wood and metal stud framing. Building outdoor decks
  • Walls and patios: Tuck pointing
  • Concrete, stone repair and tuck pointing
  • Window, glass repair and replacement
  • Home and apartment turnover including household appliance replacement
  • Other duties as assigned

Requirements

  • Candidates must have at least 5 years of experience in the above stated areas
  • Experienced trouble shooting and maintenance of HVAC equipment helpful
  • PC competency, Word & Excel and Windows OS
  • Blueprint and electrical schematic reading skills
  • Burglar and Fire Alarm trouble shooting helpful
  • Project Management experience helpful
  • Ability to adapt and learn new skills
  • Ability to work holidays, evenings or weekends if needed
  • Ability to work well with people including employees and the public
  • Ability to successfully pass a post-offer pre-employment drug test and fingerprint FBI background screen
  • Ability to work with both internal and external partners with the same or very different backgrounds to ensure that all who visit Greenacres get the highest Quality experience that addresses their needs

Physical Demands:
  • Able to carry 75 lbs. or more.
  • Bending at waist, sitting, kneeling, climbing, walking, crouching as job may
  • Require ability to work in extreme temperatures
  • Working in high noise levels requiring hearing protection
  • Working around lubricants, solvents, batteries, cleaning fluids, paints
